Hairline vertical cracks in drywall or concrete are usually settling and cosmetic. The engineer-first list: stair-step cracks in block or brick, horizontal cracks in foundation walls, doors and windows that stopped closing, sloping floors, and any crack that keeps widening.

The one rule that saves four figures

Every structural question — the crack, the slope, the wall you want gone — has two possible first calls: someone who diagnoses for a fee, or someone who diagnoses for free and sells the cure. The structural engineer charges $300–$600 for a foundation-area inspection ($500–$2,000 for a whole-house assessment) and sells nothing else. The foundation company inspects free and averages $5,200 a repair. When the person naming the problem profits from the answer, you don’t have a diagnosis — you have a quote with measurements.

Engineer first is the whole strategy. Everything below is just knowing when the question is structural at all.

Reading cracks: watch, seal, or escalate

Watch (usually settling, usually cosmetic): hairline vertical cracks at drywall joints, over door and window corners, and fine vertical shrinkage cracks in poured foundations. New houses do this for a few years; old houses do it seasonally. The discipline: photograph each with a ruler in frame, date it, and re-photograph quarterly. Stable crack, stable house.

Seal (non-structural but real): a stable crack that lets water in. Epoxy or polyurethane injection runs $250–$1,000 per crack from a masonry contractor — and per the trade-refusal guide, that’s who takes the job the big foundation companies decline.

Escalate to the engineer:

Two or more from that list, or one plus a soft floor above a crawlspace (its own triage), is a this-month engineer visit.

”Can I take this wall out?”

The renovation version of the same rule. Load-bearing guesses from framing folklore — perpendicular to joists, mid-house, over a beam — are probability, not knowledge, and the failure mode is your second floor in your kitchen. The engineer answers it for a few hundred dollars, specifies the beam and posts if removal is possible, and provides the stamped drawing your permit office will demand anyway. A contractor who says “yeah that’s not load-bearing” without calculations isn’t confident; they’re uninsured against being wrong in a way that becomes your problem.

The sinkhole question, briefly and honestly

Most settling is soil compaction, moisture cycles, and time — not sinkholes. The pattern that earns the word: circular or radiating cracking, a ground depression that appears or deepens, trees and posts tilting toward a common center, doors popping open overnight. Meaningful mostly in karst geology — Florida famously, plus limestone belts through Tennessee, Kentucky, Missouri, Texas, and Pennsylvania.

If the pattern fits: insurer first (sinkhole or “catastrophic ground collapse” coverage exists as a mandated offering in the states where it matters), your state geological survey second — many run sinkhole reporting programs — and a geotechnical engineer (soil, not structure) for the ground itself. What you don’t do is hire ground-stabilization contractors from a cold call; post-event door-knockers work sinkholes the way storm-chasers work hail, and that playbook has its own page.

After the report: now the contractors

The engineer’s report turns the power dynamic around. You’re no longer asking contractors “what’s wrong with my house?” — you’re asking “what do you bid to execute this specification?” Get two or three bids against the same scope, and hand the winning contractor’s questions back to the engineer (most include a call or site revisit in the fee). Foundation repair spans $2,200–$8,200 for real problems; the report is what keeps a $3,000 problem from being sold to you as an $18,000 system.

And the insurance footnote: gradual settling is excluded from standard policies — the same sudden-vs-gradual doctrine that governs water claims. If a sudden event moved the structure (a burst main washing out soil, a vehicle strike, a tree), document the event itself hard: that’s the covered version, and the engineer’s report naming the cause is your claim’s spine.

Common questions

How do I know if a wall is load-bearing before removing it?
You don't — that's the point of the question. Rules of thumb (perpendicular to joists, center of the house, stacked over a beam or wall below) are how homeowners guess, and guessing wrong is catastrophic. A structural engineer answers it definitively for a few hundred dollars and specifies the beam if you do remove it; the permit office will want that stamp anyway.
Which cracks are normal and which aren't?
Usually normal: hairline vertical cracks at drywall seams, above doors and windows, and fine vertical shrinkage cracks in poured concrete — houses settle and materials shrink. Escalate when the pattern changes: stair-step cracking through block or brick joints, horizontal cracks in a foundation wall (soil pressure), cracks wider than about a quarter inch, cracks with offset (one side proud of the other), or any crack that visibly grows between photos.
Why not just get a free foundation company inspection?
Because the free inspection is a sales visit. Foundation companies sell pier and stabilization systems; their inspectors are commissioned on what they find. Sometimes the finding is real — but you can't tell from inside the sales pitch. The engineer's few hundred dollars buys the version with no product attached, and contractors then bid against the engineer's scope instead of writing their own.
Should I worry about a sinkhole?
Odds are low outside karst geology (Florida, and pockets of Texas, Tennessee, Kentucky, Missouri, Pennsylvania). Warning patterns worth a call: circular or radiating cracks, a ground depression that appears or deepens, fence posts or trees tilting together, doors popping open. In those states, insurers offer (and sometimes must offer) sinkhole or catastrophic ground collapse coverage — call your insurer and your state geological survey rather than a contractor first.
The house is settling — is that automatically covered by insurance?
Almost never. Settling, shrinking, and soil movement are standard homeowners exclusions — the policies cover sudden events, not gradual movement. That's the same sudden-vs-gradual logic as water claims. The exceptions are the specific add-ons: sinkhole coverage where offered, and earthquake policies. One more reason the engineer's report matters: it documents cause.
